@Lorien Rollins what model do you use? igloohomes?

This seems like a great option for LTR that dont maintain WiFi at the property, so Im curious about others experience with their deadbolt option.

I'm conducting research for an MBA project and am trying to do a bottom-up analysis of the residential real estate, property management market and what percentage of that market is comprised of properties with out-of-state land lords.

The very specific question I am looking to answer is how many landlords own rental properties out of state, and how much do those landlords pay to management companies annually?

This is a smart bunch so any sources or even logical approaches as to how one might find these numbers via research would be greatly appreciated :)

I've done two separate top-down analysis based on census data, IRS data, and surveys, but those differ quite bit.

Hi Bigger Pockets community! I purchased a triplex in Fort Lauderdale, FL. in 2020 and house-hacked for a few years while renting the other two units on annual leases. 

With the addition of 2 kiddos, my family has recently relocated back to MA. I am managing the triplex remotely and have come to bigger pockets to look for tips and tricks.

What have been the main challenges that anyone else who manages long-term rentals remotely have come across? I had the luxury of filling the units while still in FL. and am only a month in. I haven't had to turnover the units yet :|
