Congratulations @Kevin Bellavance for sure!! I love that you just went straight to an apartment. I bought my first SFH rental within the first year of being out of college, but I need to up my game to keep up.

Look forward to meeting everyone! First person there can get a table big enough for a good sized group (10-12 people seems to be what we're looking at right now). I said 11:30 - noon, but I will likely get there closer to 11:45 myself.

Hey everyone, I'm in Northwest Houston as well and I'd be interested in meeting up! 

As for time and location (I know I'm jumping in to the conversation here), how about Jason's Deli by City Centre/ Memorial City Mall on April 19? 

I have heard that Houston is not expected to grow as much as other markets. We certainly are seeing the competition on deals, though! Looking at the trends of rents, Houston has not increased at near the same rate as many other markets around the country, but we still have grown more than some. In my opinion, Houston will continue to be a source of great returns for smart investors.

I'd also suggest checking out Lifestyles Unlimited. Similar registration to the other clubs like RICH, or you can pay more if you want some extra hand-holding from their mentors. Great networking opportunities, especially if you're ever wanting to get into multi-family properties. 

I'm going to have to check out one of the RICH meetings, though! I haven't been to any of their meetings, but it sounds like some great things are happening there. 

Best of luck, @Nhi Tran! And remember that there are no secrets in real estate, so don't pay tons of money to hear what it is. Instead, hang out on BP and network as much as you can :)

I recommend @Sharon Tzib - she's highly knowledgeable, helpful, and knows how to work with investors  :) She also helped one of the podcast guests (Kevin Wood) buy an apartment complex in The Heights.

Like Jakub said, if it can still cash flow well at the lower rent, it might be worth it to rent it out more quickly. But perhaps you want to see if you get any takers at the higher rent if you think that's what it's worth. I've got a 3/2 rental in the same zip code that's renting nicely at $1200. It's not very updated, so I'm happy with that price. I think I should be able to get a a little higher rent, though, and plan to try raising the rent a bit next time the tenants turnover. As for the abundance of rentals, I'm really not sure... that's a good observation. You have a good theory about people trying to rent their homes instead of seeing them go into foreclosure, and I could definitely see this being the case. I'd be interested in hearing the thoughts of any investor more experienced in the west Houston market.
