Anyone still finding good deals in Michigan, and what area's are in good demand for rental houses?

A lot of people on BP like to tell others that pay cash for a property that they could buy three or four properties with their cash by leveraging with mortgages.

You still have to be able to qualify for those four mortgages, have six month savings per property, and be under their debt to income ratio.

It's just not that simple if your just starting to get into investing in rental property. Also, most banks have a two year experience rule for additional investment mortgages.

I too have thought I would like to build a duplex and if the lot has to be zoned multi family. I have looked into modular duplexes.

Where do you find the public side of MLS ?

Are you talking about realtor.com, I don't see the percent of sale price to listing price.

Why do realtors sometimes leave out the rent, cashflow, and expenses in the listing.

How am I supposed to know if a property makes any sense if I don't have the numbers. I assume that if they don't post the numbers, the property is overpriced.

How bout filing a lawsuit against his dad for providing electricity by an extension cord on the grounds that that's not proper code and a fire hazard.

If this bum gets burned up because an electrical fire, your butt could be held responsible.

I don't know what it would cost to put in a egress window, but it could be worth it if you can get another 100 dollars a month in rent.
