Elizabeth -- That is my thinking as well, except for moments of doubt as I had yesterday evening. As you say, people need a place to live no matter what! I hope to provide a comfortable, enjoyable space for my tenants that is affordable for them and reasonably profitable for me... good luck to you in that endeavor as well. 

Justin -- I mean, I read the news about all of the current upheaval and problems we currently have, particularly COVID-19 and all the related fallout (to say nothing of the human tragedy), and began to ruminate and wonder whether this is a good time to buy a rental property (for the first time, mind you). As Elizabeth and you point out, people need a place to live. I also agree with you both that B and C properties are the way to go right now.

Hi everyone,

This is my first post here, but I have enjoyed and learned from others' posts and appreciate your information and insights. I am posting with a question: in your opinion, is this a good or a bad time to purchase a rental property?

I ask because I am under contract on a house I plan to rehab and rent out, BUT then I came in and read the news and thought... am I nuts? What are your thoughts on purchasing a rental property right now?
