That makes sense @Aaron K. ...as a new investor I find it difficult to identify which properties are good deals and how to properly negotiate to get the best price! There is a HIGH level of confidence that goes into this role. I'm in the phase of trying to find my first investment property, so I am a little hesitate and could use more aggression along the way. I truly appreciate your feedback, I realize from your initial statement that real estate investing is FAR from cookie cooker.

Thank you @Aaron K. in your experience what would you offer on a MF that has been listed for a year at $259,999: perfect scenario?

I assume that the longer a property sits on the market, the lower that listing will drop...When a property has been sitting on the market more than 6 months, is there a formula investors use when offering a reduced price? Is a certain percentage deducted each month?
