Hey biggerpockets community,

I just finished my 60 hour education requirement to take my Real Estate exam in Pennsylvania. Since I started learning about Real Estate I thought that being a licensee would be the only way I could sell to gain some capital. My, was I wrong. I found out that there are a ton of ways to sell in this industry.

My biggest concern with getting my license is not being able to wholesale properties as a licensed agent. Another problem might be the seller not trusting me as both wholesaler and agent. Is there some sort of conflict of interest or some law that says license Real Estate agents can wholesale deals?

I'm ready to wholesale my first deal and I'm also ready to take the test.

Thank you everyone for replying to my post and giving me some great advice. The information you've giving me has in turn giving me more confidence to start my Real estate investing.

I stumbled across BiggerPockets while watching YouTube videos about Real Estate investing. Already I've learned so much about investing and what to expect. My story is the same as the majority of the BP community. I've always wanted to get into Real Estate but never took advantage of any oppurtunity to start.

I moved to Pittsburgh last year in hopes of starting any type of power move. I'm currently taking classes so I can get my Real Estate license. That might help me gain access to the MLS. I could find better deals on income properties.

One of my biggest concerns is my capital is low. I have an advantage which is my VA LOAN. I wonder how I can use my VA LOAN to finance a income property. I talked to a few people and I now know I can get up to a 4 unit property. I also know when I refinance I can get my VA LOAN back. What would be the best plan to use it to my advantage?

I appreciate any advice and I'm excited to have found the BiggerPocket community.
