Hello Jon, I do have a couple of properties in Sedalia and Pettis County already. As my RE business grows I don't have a problem investing anywhere if the deals are right for the investment. I have considered looking west to K.C. for some investment property. The Warrensburg area which is 30 miles west towards KC has been showing some pretty good growth. I do not have any exact numbers but when I am in that area I have observed consistent expansion of the housing, retail and highway infrastructures. Sedalia also has held its own in the midst of this market correction. It has slowed and we see a slight drop in housing prices but not as drastic as in other areas of the country. As for the Ozarks I would LOVE to buy, sell, deal and own waterfront property on that lake and Table Rock.

Be sure that your agent is representing you as a buyer’s agent and not just showing you there client’s properties that they have a fiduciary obligation with to get the best price possible.

Sedalia is located in pettis county around 95 miles east southeast of Kansas City and about the same distance north of Lake of the Ozarks. As for my first round I was fortunate enough to land a pretty good j.o.b. in the auto industry working for a wheel supplier early in my Real Estate carrier. Being young with a new family I decided to stick with that. But now between the two markets today I believe that the Real Estate will work more to my advantage than the auto industry. I have always stayed informed and involved to some extent in RE. I took some classes and received Home inspection certifications in 2006 and 2007 to keep up with new building practices and to help me make more of an informed decision when looking for investment properties.

Your site appears to be an excellent place to learn and absorb a lot of good information not to mention networking and getting to know likeminded people.

Hi, I am Craig Guffin from Sedalia Missouri. Found your site while searching google. This is my second round as a sales agent in the RE arena. My short term goal is to establish an income with sales and single family property investments. Long term is to earn my ALC designation and broker land deals.
