I'm considering wholesaling a 10 unit Mobile Home park. Four spaces/units currently rented, three ready  for rent and three need renovation to make rentable. Total expenses per month according to the owner are about $215, gross rents are currently $1275. Renovations are estimated at $10-20,000 for the rehab of three units. These are all 2/1  units. Would a purchase price of $145,000 be reasonable? If so, is it enough to provide two pro formas: one showing the current rent roll and proposed purchase price and one showing the projected rents upon full rehab? Appreciate any input you can provide.

HI Bigger Pockets: I've tried to contact two eviction attorneys in the last week to handle an eviction in DeKalb County  and neither has even returned my call! Anybody out there have any recommendations for a reasonable, responsive attorney to handle this matter? Appreciate your assistance.....

I need to get a lot split completed in Clarkston, GA (Dekalb County) and need an expeditor since I don't have time to handle this myself. Can anyone in the area suggest a good company or individual for this service?

Hi Jon: there is only one similar sized lot listed in the area, in a town adjacent called Tucker. The lot is listed at $25k. There is no new construction in Clarkston. thanks for your questions....this was my first post so I wasn't sure what other information might be helpful...
