Is anyone using an online rental payment app/site that they like that has the ability to do late fees.  My leases state a $50 late fee after the grace period and then $5 a day there after.  I was using erentpayments.com (we all know how that worked out) and it allowed you to implement this but now I'm using apartments.com (formerly cozy) and it only let's me do a flat late fee and not a daily late fee as well.  Our tenants who were previously incentivized by the daily late fee have been getting a little lax and realized that the daily late fee no longer is added by the new system and therefore are taking a little longer to pay when late.   I've looked into turbotenant.com but they only offer daily late fee OR flat rate, not both.  Any ideas?

I have some of my tenants pay directly into my account.   (They wernt comfortable using erentpayment.com like my other tenants.)  I had them sign an addendum to the lease that states they will deposit the money and then send a picture via text or email with the receipt from the bank.  They are also to keep the hard copy on file of the receipt incase there is any question.   So far no problems and the tenant loves it.

Hello all.  First I want to say a big thank you to everyone for their willingness to freely help newbies such as myself. 

I just finished my second rehab on a buy and hold property and will hopefully have it rented out this week sometime.   I would like to do some direct marketing for my next purchase so that I have more room, price wise, to have some help with the rehab (I did all the work myself on the previous properties to keep costs down).   I'm working with a small budget of about $350 a month for marketing so my question is,  would it be better to mail every month to 350 absentee owners with yellow letters or 700 with postcards?  I remember reading on a yellow letter thread that it was said yellow letters will definitely get the phones ringing but you may get more motivated sellers off the fewer calls you recieve from postcards.   Does anyone have any stats comparing actual close rates of the two?  Thanks again everyone. 

Post: Acrylic Paint For Shower

I have used the epoxy paint on a dark blue shower. Turned it briliant white after 3 coats.  Works great but as others have said, make sure you have a respirator.  Even with one I was still getting light headed in a small bathroom with one window.
