Hello all. When sending out letters to potential buyers, how many times do you send them a letter? Just once?
Also, if you mail letters to absentee owners, how often do you send them a letter?

Hello. I recently bought an out of state absentee owners list fron RealQuest (they then direct you to Listsource). When you choose what "type" of home you're looking for ( concrete block because that's what your buyers want), concrete block homes aren't listed. So what do you choose? Thank you.

I listened to it. Hour and a half long! Of course at the end of it, he and a "circle' of other well known and very successful investors were involved. I'm wondering how many small investors ( or any others) really ARE worried about the big guys taking over?? I read where we can buy in the zips AROUND where they are buying in bulk; buying OLDER homes ( they are buying homes 5 yrs old and newer); bank-owned foreclosures in bulk in certain cities. I also read an article written by an investor ( not involved in the Preston "ring") that we could buy HUD foreclosures instead because they are only interested in the bank-owned ones. I can't find this article now, though. Is this true about the HUD foreclosures vs. bank-owned ones? Would appreciate anyone's opinion on these "idea's" above. Do we have to panic? Thanks, Christine

Hi Steve. Thanks so much for replying. I would be putting the property under contract and flipping it to an end buyer. So, I can just mark "unknown" on contract if I don't test it? End buyers don't have a problem with this? Thank you.

Hi everyone. I'm a new wholesaler. I was driving a neighborhood the other day looking for vacant homes. When I got home to find who the owners were ( and other data) I found out that all of the homes in this whole neighborhood were built around 1959. Because of the lead paint issue, would it be my responsibility if I put one under contract to disclose this, do I personally have to have it tested, or is it something I should just stay away from? Pro's and con's. Thank you.

Post: closing costs for buyer and other questions

This brings me to another question. I’ve read where buyer pays closing costs. ( regular wholesale deals). Do I need to adjust my price to buyer to compensate for this? If I do, what are approx. closing costs?
Say, closing costs are approx. $3000? So, to keep my selling price to my buyer low enough, add $3000 into the offer to my buyer?
1. Is it customary for buyer to always pay closing costs?
2. Who is responsible for checking title?
3. If I have to use my own title co., does this mean I pay closing costs instead of my buyer?
4. Realtor help draw up contract, or do I do this?
5. When contract is ready to be signed by seller, I take to seller, not realtor?
6. When we inspect the property, we can do most ourselves, but what about the electrical and plumbing. How do you handle this?
7. I don’t need to go to closing?
8. I will be wanting to assign the deals. What’s the name of contract to use? “Standard Purchase and Sale Agreement“? ( has on it and/or assigns).
