Aaron Montague Colleen F. Thanks for your input! I rented while in college and that's what my landlord did (have a consigner). My roommates and I were lucky enough to never have problems paying the rent. Had we missed a rent would you automatically go to the consigner and ask for the rent? How does that process work for you?

I am interested in renting to college students and was wondering what others do to ensure that their tenants pay their rent? I know many landlords do income checks on potential tenants but I would suspect that many college students don't make enough to feel comfortable. Also, what are ways to collect rent other then asking them to mail you their check? Any advice would be very helpful. Thanks Chris

I would say you better bet would probably be to keep investing in more properties as opposed to paying of the houses one at a time. Now mind you, I am a newbie here with no experience just yet but I do think that you would be better off investing in more rental properties.

Steven Johnson I don't have experience in being a landlord of student housing just yet but its something I'm interested in getting into as well. I'm just out of college and rented while in college and there's some things you want to keep in mind when buying a house. Affordability, college students are poor. Proximity to campus. Proximity to bars/supermarkets. Street parking. Along with other factors. Idk if this helps but it's things to keep in mind when purchasing

Thank you all for the advice! I really appreciate it. Paul Timmins I was thinking of for my first investment renting to college students. In my area I live near two colleges and feel like it can be a good start for a newbie. Do you have any experience with renting to college students?

Hey guys! I'm new to this site and just graduated from college. I am interested in investing in my first property within the year once I have a little more knowledge under my belt. I am thinking of marketing my first house to college students. I live near two colleges, and having been a renter in college myself, I've taken notes and think this could be a good start for a young investor. I wanted to see what you guys thought and if you could share any experiences or any thoughts. Also, since I am new if anyone can recommend any books that they felt were useful. Thanks I'm advance!

I appreciate all the replies so far. It gives a general overview of a lot of other expenses that might pop up. As a newbie, how can you factor in these expenses to see whether you cash flow is positive?

I am straight out of college and interested in purchasing my first rental property within the year. I was wondering what expenses do I need to expect? I know some of the more obvious ones such as mortgage, insurance, taxes, advertising, and repairs/maintenance but what other expenses might a new investor not be expecting?
