I have yet to set anything up, but I have read on BP from several that setting up a LLC being taxed as a S-Corp is the best route to go. I would advise contacting a real estate attorney in the area to make sure everything is handled properly.

You may want to go the "double close" route. The buyer and seller are in separate rooms and the seller doesnt have access to the numbers on the buyer's side which is where your portion of the proceeds will come from. Someone can jump in and correct me if I'm wrong.

I have noticed that a good majority of the investors on BP use list source. What are some of the pros and cons and is list source used strictly for absentee owner lists? Also, any insight on price will be much appreciated as well.
