As for finding wholesalers in the area to help, I know their are quite a few out there. Whether they are willing to help out is a different question. If you can offer a service or a skill set to the wholesaler maybe they would be more keen to mentor you a bit. @Gary Alford could be a good person to reach out to. I see him playing a very active role in wholesaling.

I honestly think I was just thinking too hard about it. A lot of the time things seem harder than usual until you actually take action. I did find an agent who has been in the game awhile and has a lot of knowledge about which neighborhoods are hot , finding good deals, how to figure out the value of property, etc. I also am going to join my local real estate investor club and network with some people. The next meeting is in a couple weeks. Also you were very right about how hard it is to find deals, I still haven't found one yet. Im not going to give up though, because I know that first deal will definitely be worth it. I'll keep you guys posted.

Are there any seasoned wholesale investors willing to school me to the game? I did already take some action by finding a cash buyer , but I need to get some info on things like how to properly figure out the repair costs, what I do step by step when I find a good deal , how to know how much I sell the contract for , etc. I know the basics but I need to know all the little details so it can click.

Hi, my name is Christopher George. I'm 18 and fresh out of high school. I've been reading up on real estate and I think I want to get started with wholesaling. I know what it is , but I need a couple connections or two to help me along the way.

Okay well here's my situation. I'm 18 , fresh out of high school and live with my parents. My parents are willing to let me stay until I build myself. This is perfect because I don't have any bills so I can put all my funds into real estate and not have too many worries. I've been reading a lot of different strategies for real estate investing, and I think it's time for me to finally start. I want to start with wholesaling, it seems like a great way to break in. I'm also in dire need of a mentor to help me in the beginning.
