Appreciate the welcome, guys! I really like Tuscaloosa and the team I have there is great. Love the area. I've gotten close to a couple deals in/around Huntsville and plan to acquire some assets in the area. Really like it out there and feel good about the growth and trajectory.

I'm always on the lookout for the value-add play, either with attention needed on the property (deferred maintenance) or operations/management improvements. I am on the active side of things (GP, asset management and operations) and am happy to partner with local investors on deals. I'd love to chat with you guys--I'll send you a message!

I followed @Greg Dickerson's advice and looked up a few videos from Premier Law Group which were very helpful in our early planning efforts. It helped clarify how to approach the process and how to stay on the right side of the law:

It seems to boil down to making sure you have all GP responsibilities clearly documented, and making sure that everyone is pulling their weight across the entire project, not just raising money, which is not permitted.
