Was wondering you guys use as the easiest way and most convenient way to receive rent from tenants? Whether it be a software program or whichever any help would be appreciated!

Bob I appreciate you getting back with me.  As of right now my strategy is buy and hold.  I'm targeting the young professinal market around ASU, Scottsdale, or Phx.  I currently have a condo just off of Mill Ave which has been a great location for me.  If you have any insight on condos or other multi family rentals I'd love to hear.  Location is key! I've been trying to find a property out in Desert Ridge area but haven't had any luck yet.

Awesome! Appreciate it Matt. Yeah it was Fannie Mae that had the investor ratio problem. Do I need to contact HOA then or just transfer my insurance over so I can rent?

Hey everyone...Have listened to bigger pockets podcast for months now and just decided to join on here, can't wait to get involved with everyone on the forums.

I'm a 25 year old investor from WI but currently living in NV for work right now.  I target the AZ market and particularly Scottsdale, Phoenix, and Tempe.  If anyone ever has any properties in those areas they want to unload please let me know!

Recently bought a condo and took out loan as owner occupant since that was the only way I could get the property since the complex was already over the 50% investor ratio. I'm coming to close to having the property for a year now and want to rent it out. What are the laws on this? I thought after a year you could rent out a owner occupant property just like an FHA loan. Any help would be greatly appreciated as I want to start cash flowing!
