I just read the post that florida is okay to invest in the future. i would like to know specifically about tampa.

i just found an investor who has a load of reos multiunit properties. it seems as too many to be truth.

I am definitely understand the process better now. Are there two seperate contract"s. whats the difference between "assign buyer and "option to buy"

i am not sure i understand the assign buyer part. i will look on the forum. however,i am a lot clearer than i was before i posted. Can wholesaling work with reo properties.

I have two buyers; I am trying to find them properties that fit their criteria. i am not sure what to do next once i find the properties. Am I working backwards here? Lets say the seller agree to the terms. How do I make the legal ownership between the seller and buyer, without taking ownership. I am having trouble understanding this process.

now i am starting to see many advantages to seller financing.

you mention i should have the opportunity to refinance. two questions:1. how can i be sure i can refinance from a bank several years in advance. is that a major chance i take or is it assumed if equity is in the property i will most likely be able to refinance. 2. is the seller still benefitting?( i believe he is because he received the interest and tax benefits).

Is seller finance easy? i read other posts about people not knowing how to write notes and getting an experience broker to do the note. the post terrified me.????/

Can anyone explain to be why and what are the benefits an owner will finance to a a buyer. My understanding is: if the terms are right. But I do not not really understand that. can someone help me :roll:

what i like to do:(i have a few dollars ) i would love to add to that. if i took the wholesaler approach. i know a few buyers. but i do not know how getting the house and facilitating it to the buyer

plus i dont know how to approach what i am trying to accomplish.

i dont know whether to wholesale, flip, or hold. im confusing myself
