I'm beginning to find alot of Shell properties that need a complete renovation. Since i haven't completed a rehab yet, I'm a bit concerned on taking on a drastic  rehab like that.  Any advice to calm my nerves? Will i need an architect to draw blueprints? Where can i find one? so many question!

@Zeng Fan I am just starting out.  It's taking a bit longer than I imagined, but I think I am on the right track now.  Hopefully I will be able to close on properties soon. :)

Hi BP family.  I'm fairly new to investing and even newer to commercial real estate.  My partner and i came across 2 commercial investment opportunities. One is a 7 unit building for 220k and the other is a 6 unit for 120k.  Both buildings are fully occupied. The rental income vs. Expenses sound great but what else should i be looking for?  We are looking to finance with a mortgage but don't know our options.  Any help would be greatly appreciated.  Thanks all!!

Hi everyone.  I am getting my feet wet with real estate investing.  I hear a lot about building a team.  My question is, how can I go about finding a good lawyer that can represent me in my real estate deals?  Can I use the same lawyer for residential and commercial? 

I live in NY and am doing my investing in NJ, so a lawyer familiar with NJ/NY laws would be perfect.

@Mike Makkar With the amount of renovation that we need to do for a one of the houses, I don't think the signature loan would work. One of my business partners is working on getting the HELOC approved. I am not familiar with P2P Lending. Where can I get more information from there? It seems my only options are P2P or Hard money.

I am currently in the process of buying two homes in Northern NJ and am financing through a hard money lender.  Is it custom to pay an application fee of close to $1000 per loan?  Are there any suggestions of lenders that do not charge the application fee?
