Hi!

I'm thinking about investing in rental properties in Las Vegas. My brother is going to start off as my lender since this is my first time (lending around 20-40K). However, he is requiring a $700 income stream which is also my requirement that I was looking for. I was thinking that we could find a home that profits $1400 so that we can split. Even if I find a home that generates $1400 (which might not be possible), I will also have to factor in paying him back. Then I thought that I could purchase 2 properties in order to generate more cash flow for the both of us.

How would I pay him back and generate cash flow for the both of us?

Hi all! I'm new to real estate and I am planning on investing this year! One of my first goals is to wholesale and it seems like my best option considering my financial situation. I plan on using the money that I earn from the wholesale to invest into a rental property. Now that I have my plan together, I'm trying to figure out where to start so that I can execute my plan. If any of the wholesalers could answer the following questions:

What makes you a good wholesaler (what differentiates yourself from the other wholesalers)?

Where do you get these deals and what requirements do you have?

How did you find someone to buy from you? 

How long does this process usually take?

Dave Toelkes what kind of loan would you suggest? I am in a similar situation where I have about $5,000 in my savings which is not enough of a down payment on a rental unit.

Aloha Bigger Pockets!

My name is C'era (see-eh-ruh) Oliveira and I'm 25 years old. I am a former graduate and Division 1 volleyball player for the University of San Diego. After I graduated, I landed my first few jobs in sales (Gallo Wine and Enterprise) when I soon learned that I wasn't passionate about sales. I moved to Las Vegas and got a great project manager job at a gaming company called Aristocrat. After 2 years with the company I'm feeling the need to change my path to achieve what I really want in life, financial freedom. 

So, I looked into buying my own place and bought my first townhome in Oct 2016. I've learned everything from how to install laminate and vinyl flooring, to refurbishing cabinets. Now that I have home owner and buying experience, I'm looking to start investing. I'm interested in flipping, Airbnb, rental, and wholeselling but I haven't quite figured out my game plan. I'm excited to network with so many inspirational people that have been able to take control of their life! Thank you for taking the time to read and if you have any advice on how I can tackle this journey please feel free to share!
