Beginning to think about first time investment options... but I have no idea where to start.

@Brian Eastman As you know since you have been in the biz, it is a prohibited transaction to transact between or for the benefit of a Disqualified Party but it is NOT to transact along with one...

1031 DEAL! Our Builder/Developer’s Investment Land has fallen into foreclosure due to the Economic Downturn... The Builder does not want to lose the land and to make things worse the bank holding the loan is failing. If the bank fails, the property will be lost, all $1.8M of Equity!

The solution was a new Checkbook IRA for Dad, and a second LLC for it to jointly own the property and receive Dad's Checkbook IRA investment. The New LLC is created and the Son contributes the land and receives an Membership Interest attributable to the equity in the property, while simultaneously his Father's IRA LLC makes a cash investment of roughly $1.4M. The new LLC now owns the land and has the cash to pay it off. In the future the property is built out as an Apartment Building. Everyone is happy!

What are the characteristics of a recession?

We are seeing the characteristics now as the economy slows down... Real estate is not valued on anticipated rent or construction cost increases. Loans are hard to find. Cash is king. Unemployment rises as businesses reduce their work force in preparation for a reduction in demand for their goods or services. Salary increases are smaller. Tenants cannot pay rent increases easily. Businesses will not expand to fill vacant space. Buildings that cannot give an investor a decent return based upon current conditions will not sell. It is a buyer’s market.

What other effects come from a recession...? It is time to prepare today.
