Thanks for the responses!! Ive been reaching out locally to get more info, and the responses are so different. Local engineering company has investors that would love to buy the land. When I said I wanted to develop myself, they brought in a builder that offered to partner. Contacted a development firm and they work off the equity of the land. Waiting for preliminary plans from both.

I own land in Idaho. Over 8 acres within city limits. Close to schools, shopping, and the interstate. Looks like zoning will allow 35 units per acre. How do I get an actual cost estimate of what development would take? Where would you find an investor if needed?
