Post: Trouble Finding Hard Money Lending/Private Funding.....

I just acquired (placed under contract) a property that's owned free and clear (absolutely no liens/loans) in Trenton, NJ.  The purchase price is $40k but I'm having trouble securing a hard money lender to lock in the purchase of the property and funding for any minor rehab work to spruce it up.  Does anyone have any information that can point me in the right direction? 

Side Note: I've conducted plenty of wholesale flips but no buy and hold investment deals (until now). So I'm questioning if my inexperience in this sector of real estate investing is effecting my likelihood of getting funding or my limited credit history....

If having a vested interest in a property counts in my favor for an assignment contract, why are so many ppl within the state of NJ saying deals like it are illegal?
