I just acquired (placed under contract) a property that's owned free and clear (absolutely no liens/loans) in Trenton, NJ.  The purchase price is $40k but I'm having trouble securing a hard money lender to lock in the purchase of the property and funding for any minor rehab work to spruce it up.  Does anyone have any information that can point me in the right direction? 

Side Note: I've conducted plenty of wholesale flips but no buy and hold investment deals (until now). So I'm questioning if my inexperience in this sector of real estate investing is effecting my likelihood of getting funding or my limited credit history....

Hello everyone! I'm new to the real estate world and i'm excited to hit the ground running, but.... I would want to soak up as much information as possible and truly become a student of this business as well as someone who understands the climate of it's up's and down's.  So, I'm ready to secure a solid financial future for my son and family and end the "rat race" I'm currently in.
