Hello,
Here's the total tally.
The lease ended on 28th of february as agreed over text (attached) and page 4 of lease agreement (RENEWAL).
Tenant’s response:
I left the home on February 14th. I should not be charged for not living in it after being very clear I would be leaving and you agreed. That same day you were given the keys and told me that you would check it later (Without me). It is unthinkable that you want to charge me for time not spent at the home and that you and the realtor used for showings since it was empty and clean. After the cleanup was done you waited until March 1 to check the property. Now. It it not my responsibility that people were in and out of the home after I left you the keys and the garage beeper to the realtor. If you are charging me for the table it means you are accusing me of stealing it. Which I don't need to and you have to prove I took it. If you still think I took it you should go to the police and accuse me of stealing it. I remind you that you need evidence for that and you don't have it. The same thing goes for the scratch, I will not be charged for it. It seems to me that you don't have the money to pay and you are just trying to lower the amount using multiple excuses. The cleanup made by my team was very thorough and there is no need for you to charge me for it. As an former investigator everything you are doing is very worrying and could result in liability. I want my $3,500.00 back Landlord. No excuses or delays.
Thanks!
Tenant
The shoe table was missing upon check in. The purchase price is attached - $154.07. It is not available for repurchase and a comparable one is $155 on amazon/overstock.
The coffee table was damaged beyond normal wear and tear, something heavy was dropped on it. I was unable to get any quotes from Ashley Furniture for repair, the same coffee table is attached from the store's site. You may pick this up if wanted or locate a repair person who is willing to repair it. - $549.99 + 35.75 tax.
Cleaning company (page 4 of lease agreement (VACATING) was $350 for the whole house, receipt is attached.
The tally is $2300 deposit, minus $1089.81, left over is $1210.19.
Thank you,
Landlord

Hi Realtor,
I have been waiting for the money owed to me since leaving the residence on February 14th. 30 days have passed and no check has arrived and responses given by the landlord does not indicate any timeframe or when the money will be returned which is worrying. Landlord was instructed to send the money owed via Zelle in writing with no response or acknowledgment of receipt. I would like to point out that during my stay no payment was late or ignored, and I am expecting the same from the landlord. The total amount owed is $3,500.00 USDs ($2,300.00 for the deposit and $1,200.00 for half of February).
