Thank you so much for your answers! The house was rented by the real estate agent, who told she had a list of all items that were left in the house. There is no late security deposit return, as the lease ended on Feb 28th, and if there is no problem the landlord has 15 days to return (March 15th), but if there is a cleaning charge (which are mandatory) and damage/missing items charge to the security deposit, than it is 30 days to notify (March 30th) etc.  

The question is should the landlord just to return what was asked by the tenant and not to waste the life (as it is only money) or should the attorney become involved? The management company would be the best to deal with such situation, however they each the profit and there is very little profit if any here.

Would like to ask for opinion/advise how to deal with the tenant's requests upon moving out to return the security deposit and half of the paid rent for the last month. Please read the correspondence below between the landlord and tenant. Thank you for your time

Tenant:


A late fee of $25.00 USDs a day will be charged starting March 1, 2023 until the amount of $3500.00 USDs is electronically transfered successfully to the tenant by the landlord. You are hereby notified of the charge moving forward.

I left the home on February 14th. I should not be charged for not living in it after being very clear I would be leaving and you agreed. I want my $3,500.00 back Landlord. No excuses or delays.

The shoe table was missing upon check in. The purchase price is attached - $154.07. It is not available for repurchase and a comparable one is $155 on amazon/overstock.

The coffee table was damaged beyond normal wear and tear, something heavy was dropped on it. I was unable to get any quotes from Ashley Furniture for repair, the same coffee table is attached from the store's site. You may pick this up if wanted or locate a repair person who is willing to repair it. - $549.99 + 35.75 tax.

Cleaning company (page 4 of lease agreement (VACATING) was $350 for the whole house, receipt is attached.

The tally is $2300 deposit, minus $1089.81, left over is $1210.19.
