This is a very good point. There is another consideration though, which is that because of its location, even if they built around me, I could get a very good income off my property by adding on two more stories and running a business on the bottom floor that nets me good income. Doing the math, I think that I come out well that way after taxes, insurance, and the money to do the project, vs. taking the proceeds of the sale and having to buy elsewhere. Prices are inflating elsewhere. I couldn't necessarily sell in the future for what the offer is now, but keeping it could get me more income than if I took the money and went elsewhere.

Yes, I am okay on selling as long as I get a fair price, which is about what the neighbors got. The developer thinks that is way too much because they had to go high to get those people to sell. To me, that is a reflection on the market and says something about supply and demand. Its so hard to price things that are very unique.

A developer wants to buy my commercial property for the land value. Nothing else has sold similar to it in years. Things are coming up in the area, and most of the property owners are hanging tight. The developer bought the property next to me, and the one behind. Mine is fronting on a desirable street. I think the value would be about the same per SF as the one next to me on the same street. The developer thinks that they overpaid for that, and therefore wants me to lower my price to reflect other property sales that are in another zoning area but which are similar, as they were bought for the land value. The developer is a charity that I support, however, I still want to establish a fair price. Other properties in the area that are for sale are asking a lot more than what the developer paid for properties for this project. They are not sold yet, but my realtor feels that they are sensibly priced. I think that whatever price my neighbors sold for reflects or sets the value, is. Am I missing something?
