How did this deal turnout? Can you give an update?

I am a newbie investor as well but have worked with other seasoned investors.
Seems to me that David is correct in that the most important question is why they are selling. But aside from that I do think that discovering the numbers are just as important if not more important.
My perception from watching other investors is that, they don't care if your selling because your dog died and you can no longer stay in the house. As long as the numbers work, there is a deal.
Example questions:
How much do you want for the property?
How much do you owe on the property?
Are you willing to accept what you owe on this property?
Are there any repairs that need to be done?
When is the last time the house was appraised?
