Hello BP, I have bad tenants who are damaging my property with extreme neglect as well as violating multiple lease clauses. They are currently on month-to-month since the lease expired. I just can't get them to changes their ways. They agreed to move out by a certain date which passed but they won't leave. Can anyone recommend a reputable eviction services firm in the Houston, TX area that can help me get them out quickly ?

Since this will be commercial real estate (5+ units), which services do I assign to an agent/broker and which ones do I reserve for a real estate attorney?

Just want to make sure I'm able to back out of the deal if I discover unacceptable things during due diligence.

I'm a new investor looking to purchase a small apartment complex in the $600K range. 

Due to no experience, I'm also looking for legal help in drafting and/or negotiating the purchase agreement, reviewing title reports, working with the title company to resolve any clouds on title, preparing the deed/attending the closing, etc...

What is a reasonable rate to pay for a real estate attorney to represent me on such transactions?

@Karen Schimpf Yes, I spoke to a local bank and you are correct about these terms. 15/15 or 5/20 is definitely not ideal to maximize cash flow.
