Michael Henry thanks Micheal. I just sold my property in Milwaukee a couple of days ago. I like the Milwaukee area but it was a crazy ride up there. I will have to hit you up on my next venture if it's in the area.

Alex Craig I was going to finance the property out of pocket myself. Like you say, I don't want to deal with the bank on something like this since I know it may needs some work and the area may not be the best.

I'm really not trying to get out of paying a realtor a commission or working with one. I just wanted to know was it worth doing it since it was a small deal but I know small deals can lead up to a big headache as well when not done right. I think saving me the time in just let them do the work on this deal or most deals might be a way until I get mor knowledgeable about things.

Wanted to get some feed back about buying a property without realtor vs having one. I'm still New( only 2 properties under me) and trying to grasp different ways in REI. So I wanted to know since I'm not that experienced or knowledgeable on different ways to handle transactions I wanted to get some ideas form some seasoned people. I'' currently looking into buying a property in the Memphis areas with a budget of $25k cash tops , to buy and hold. I'm going to stay there for the first 3 years myself because I don't want to rent anymore until I finish school. I have some skills to do fixer uppers but I'm not looking for a total gut job either. I want advise on how should I go about buying it because I have seen a few places that I wouldn't mind purchasing. Should I get a realtor or how should I save the commission of realtor in get my own RE lawyer and title company and make a cash offer myself?
