Woot woot! We now have our 3rd fix & flip underway and just found our 4th and future project... If there is someone out there with fix& flip properties, we are really interested!!!

If I'm not wrong, you HAVE to buy and hold the property, at least for one year, to be able to sell and make a profit... If there is a way around thus I am really interested too...

Corina Eufinger Thanks for your input! After 2 flips, with a +20% ROI, on each one, and having sufficient cash flow, what we are lookin for is to be able to do 2 remodels / flips at the same time, that is why we are looking for a line of credit. Do you know with what banks should I go look for these type of credit? Don't know if there is a fix & flip type of credit in any Oklahoma city bank, as an LLC we still don't own any assets, other than the properties we buy to fix & flip... You think showing these properties to the bank will be enough to guve credibility? Thanks!

I have a 1 year old LLC company active, especifically buying, fixing and selling properties. We started our first fix & flip in may 2016 and ever since have managed to sell this first one, and bought, fixed and sold the second one. My question is, when and how will I be able to buy my next fix and flip project through a credit line,and if so, what type of credit will I be able to use? If anyone can help me out, will be appreciated! Thanks,

It will depend on your need and need of cash flow/investment return. We do fix & flips and recently started in Oklahoma city, we seek projects with return not lower than 20%, in a short period of time ( no more than 6 months from beginning to end ), so we can use the same investing capital twice a year, having a total ROI of 40% a year, or at least something near to that. We started in may 2016 with our first single family home and already sold our second, with a ROI of over 25% in each project. Our next goal is to have 2 fix & flips at the same time, so you make the numbers. It will all depend on your needs and if you want passive income or agressive and fast, but with maybe a little more risk income. Hope this helps you make a wise decision!

Hi guys! Just wanted to give you an update of our SECOND fix & flip in Oklahoma city! Found & bought in NW near Plaza District and fixed it in approximately 80 days. After 23 days on the market we got a new year's surprise, we got a full price offer and of course, we accepted it! Looking forward to our 3rd and probably 4th fix & flip project! This time I think we'll be able to do it through a conventional loan (fingers crossed). You all can see the fix&flip images and process in our FB page called DECODE LLC. Happy new year!

@Tanja Tinney Thanks for the congrats!

We are from outside the country, so we needed to work ASAP... We hired local general contractors and worked physically helping out in whatever we could, o speed up things and to save some money. We bought the property CASH on may 7th and started with the remodel on may 17th. It took us 43 days to finish the total remodel, and the property was put on the market on july 8th. After 3 days on the market, we received a full price offer, and accepted. For being our first flip, the deal was´t bad at all... The only bad thing is that it was bought via a VA loan, so it is taking a little more time than a conventional loan. Let´s hope we sign the closing papers sometime next week. Other than that, we are really excited about our next deal!!! We´re back in Oklahoma city right now looking for property option to fix & flip, let´s hope we find one soon!
