Hey there!  Have you considered short term rentals as opposed to house hacking?  I have a couple short term rentals here in Denver metro now, but I started with my primary residence.  I bought a place with a detached carriage house in Central Park and my little 700 square foot loft covers the entire mortgage and a couple hundred on top every month.  Give me a call or shoot me an email if you want to discuss Airbnb investments here in Denver.  In my opinion, it's the best way to cash flow in this expensive Denver market.

I really like the traveling nurse idea.  Right now, there is a shortage of 30 day + rentals in Denver and we're seeing great prices on airbnb for this type of rental.  Are you able to split your home up into 2 units by chance?  You'll make the most $ if that's a possibility.  Otherwise it might be a bit large for strategy 3

I'm from Colorado too and there's nothing like 10% appreciation a year with fantastic airbnb cash flow with little seasonality.  I would avoid the larger ski towns, as they have heavy regulations and expensive HOAs.  Smaller remote towns like Black Hawk or Evergreen offer fantastic Airbnb numbers and relatively friendly short term regulations.

Thanks for the responses!  I really appreciate your advice and experience.  Matt, I'm definitely looking for a mentor and I recognize they could save me a lot of headache and heartache when it comes to this business.  I'll definitely let you know if I find a good deal with the right numbers.

My name is Peter Hu and I'm currently a Real Estate Investor / Real Estate Agent in Denver, CO.

Ever since I've become an agent, I've been looking for great deals to buy and hold for myself and my family. I first jumped into the market by purchasing my primary residence in 2012 (which I recently sold for a profit in May 2016). I've also acquired two buy and hold rental properties here in Denver, CO (Both 2 bedroom, 2 bath Condos in different areas surrounding the metro area). I also own my own Condo in Denver which is my primary residence at the moment.

Lately, I've been wanting to expand into fix and flips, and multi-family deals, but I don't have too much experience in this area. I'm open to any deals that will generate either working, residual, or passive income. If you have valuable experience with buy and hold properties, flips, wholesale, or anything in commercial real estate as well, please let me know.

More specifically, I'm looking for a partner/mentor with the experience and the funds to help me with building my real estate business. I have a little cash (around 100K) I'm willing to throw into a deal if the numbers work out. Please reach out to me if you have a great deal you're dying to dive into!
