Thank you for your comprehensive and interesting response. I think we missed the opportunity to invest in Phoenix a few years back, just because we didn't know where to start, had no connections and we simply gave up. But now, I believe I have the right amount of motivation to educate myself , start connecting with people, and learn from communities like this one.

I started to read the books I have been suggested and so far, they are eye openers. I will keep on browsing this forum and discussing with so many talented and successful people. Again thank you!

@Justine Phillipson, would you say that, with the development of the TSMC manufacture in the NW of Phoenix, the house market is blooming ? What are your feedback on that?

Thanks Nadeem, what tool would you consider good to check out properties in Cleveland, OH? Zillow, just browsing the properties and verifying the cash flow with something like DealCheck?

All ChatGPT answers are backed up (at least on my version) by reliable sources (or what I would consider reliable: Forbes, Investopedia, FINRA, etc.). 

I did the same and was able to jump in pretty quick with zero knowledge and a displayed aversion to finance and real estate, to "I understand what people are talking about" (which is pretty impressive knowing myself). This triggered more research as it should, and I am now part of this community. 

I am persuaded that I need to have strong foundations before doing anything.

Now, I can be wrong and I am completely fine with making mistakes.

Hello everyone, just started my journey to invest in rental properties but I am working full time so for now, I am just reading articles/forums, watching videos online and trying to learn as much as I can before investing. So far, I was not lucky, I am using DealCheck to see if potential properties could be the ones to invest on but the cash flow is always negative (rental or BRRRR)... I am guessing this is the most difficult part, to find the right property and break even. Also, OC is pretty expensive and I was wondering if I could invest out of state, like in Arizona for example. Bear with me while I am learning. I am looking forward to knowing more here and buy my first asset !
