I have to agree with the majority of the posts here. In my day job, we have a large number of properties (throughout the Midwest) that when leases expire, they default to m-t-m's. The leases are written that way, and they are still considered valid leases. See if you can relocate them to one of your other properties. And a 60 day notice is plenty, as long as it agrees with the terms of the current lease.

Wow - that's about all there is to say to that!!!! Sad that a landlord can be that brazen about ignoring a residents' privacy.

Hi John - you will (like me) find tons of really useful information here. As for the ID question, we sometimes run into this in my day job. Whenever they cannot produce a valid SSN or green card, then we do not rent to them at all.

We have been told that as landlords we could be held liable on the immigration issue. We have properties throughout the Midwest and have been told this. Therefore, we don't even risk it.

Also, the application system that we run will tell us if the presented SSN is valid. We had one applicant whose number belonged to a deceased person and he still couldn't understand why we didn't rent to him!!!!

IMHO - don't rent to them - it just could open a big can of worms that isn't worth it!

Hal - we have this problem frequently through my full-time job. With distressed properties located throughout the midwest, we find it is best for a collection service to try to find them. I can give you the names of several if you want to PM or email me!

This sure sounds illegal to me as well. I'm not an attorney, but I work in property management and am a licensed Broker in IL. This is wrong, wrong, wrong!

I agree with Jackie - I think ultimately it is the bird dog's responsibility to keep track of the leads.

Hi Trevor - I just use a simple spreadsheet for everything that I refer out (short-sales, wholesale, etc.) For any paperwork that the seller needs to fill out, I write my initials small in one corner. Then I advise the short sale negotiator or buyer that anything they see with my initials is mine.

On my spreadsheet, I indicate all the pertinent info (address, property, etc.) and the date that it was sent to the buyer or short sale people.

IMHO it's the bird-dog's responsibility to track the deals that they send out.

Joshua - what about adding a tab across the top of the page (up where "Networking", "Properties", "Tools" etc are? Title it In Memory or Memorials or something like that. Each new entry would be the member's name, photo and bio. Then BP members would be able to post comments much like in the regular forums. I think creating a Hall of Fame is a completely different track.
