@JM Payne thanks for the insight! Really good to know especially with the impact of COVID on the student market. I'll definitely consider having parents as co-worker signers of lease if the tenant isn't a grad student or academic instructor

Hi BP community,

I've done some research and received an opportunity to buy a property with great cash flow (25-35% CoC ROI), but the property is in a college market and will most likely get student tenants. What are the pros and cons of investing into a college market?

I know long term tenancy/turnover rate will be an issue, but might be willing to overlook it because of the ROI. But is that a safe assumption? Let me know!

I'm a CA native looking for my first out of state property to invest in. I've narrowed my research to the Indianapolis market, so I'm looking to network and establish my local rock star team to get started! If anyone has recommendations for GC's, PM's, and lenders, that would be extremely beneficial!

@Craig Bellot Thanks for the tip on CT! Which cities are the hot markets over there? I'd imagine the ones closest to NY (Stamford/Norwalk) would be fairly high priced compared to places further out (Fairfield/Bridgeport), but deals could probably still be found. 

I'll take a look regardless and see what I can find!

I'll also start using rentometer on top of the bp calculator to start analyzing some properties out there

Hello BP community!

I'm Carlo Dacanay, a new investor who was born in the San Francisco Bay Area, but now work in New York, NY. Looking to invest in either market but know it's going to be tough with such expensive markets. 
Currently listening to all the beginner podcasts and am looking to build my core investing team, so any recs for real estate agents, contractors, or property managers would be great! 

Appreciate any advice on my new journey to becoming a real estate investor.
