Post: Fund That Flip (FTF) - 87% LOSS - be careful

Thanks for sharing your story.  I've been investing with FTF and no problems so far.  I like Serdar's recommendation above to have at least 50 investments with them.  I would take it a bit further and say, you should set a goal to have no less than 100 investments with them.  That way any failure would only equate to 1% of your portfolio.  If you don't see you could do that - you may want to invest in their PFNF FUNDS.  These are pooled investments (like a mutual fund) for the purpose of reducing risk of investing in a single project.

Is anyone on BP investing with Arrived Homes?

If so, what has your experience been?  pros?  cons?

Thanks!

This is an old thread, but I thought I would post an update here and see if anyone has some input. I am investing with both PeerStreet and FundThatFlip. Very good vehicles and I am happy with the results of each platform. Investments are very limited on both sites so looking for a third crowdfunding site to invest in. I'm wondering if there is anything else out there that compares to these two in terms of quality, risk, and ROI. Has anyone here on BP invested on PatchOfLand? Or FundRise? Or other RE Crowdfunding platforms?

If you like Dave Ramsey but frustrated with his absolute $0.00 viewpoint of debt you will like this clip… this caller has a net-worth of $22 million who got to that point using debt to acquire real estate and still holds $13 million in RE Debt.

@Eric Nelson - thanks for the tip.  Fund That Flip looks promising.  I don't like the higher minimum investment of $5,000 because it reduces the ability to be highly diversified.  At the same time I think it could help me diversify my PeerStreet holdings.  Thanks!

Thanks for all the replies.  I have started with PeerStreet and the functionality is smooth.  I find it is unrealistic to expect returns over 7%.  They seem to offer some higher interest investments but not on a large or consistent basis.  Does anyone know of a second platform that is easy to use as PeerStreet, with individual investments that can be low (PeerStreets is $1000).  I'd like to keep using PeerStreet but I would also like to diversify with a second crowdfunding RE platform.  Thanks for any suggestions.

JOSE - Can you give me a contact for the Newnan Meeting you mentioned?
Thanks!

@Ortavia Allen Hi! There are quite a few different meetups in ATL. Some free, some requiring a yearly membership and others collecting $3/mo/meeting attended.

I used to regularly attend Atlanta REIA. Good people and lots of knowledge. Their bi-weekly onsite meetings were priceless. That one is like $100/year.

I currently attend the Atlanta REI Meetup that is free. @Robert Collins mentioned it.

I have also attended one by Newnan which was really interesting. Different than the first two I mentioned but still worth checking out.

I recently moved to Conyers/Convington area (from another Atl metro market). We should chat about our local market.

What I like about the crowdfunding over syndication is that I can invest a very small amount in each project ($1000).  With syndication you have to put a significant amount into a single project.  So, I was curious what others on BP members were experiencing with crowdfunding like PoL or PS.

Is anyone on BP currently investing in Peerstreet or Patchofland or other RE Crowdfunding sites and what has your experience has been?  Thanks for any advice, suggestions, or experience you've had.
