Do you think this statement is true? "We generally go through 5 years in a down market and 10 years in an up market"

Or is it the other way around?

I THINK. That it doesn't sound like a bad deal at all. As far as the 50% rule. It doesn't always work out that way. If your saying that you have a new roof, appliances?, etc...you should be fine. However, when renting any type of units - being that its your first - I suggest taking the cash flow every month and just banking it. Save up a kitty of money to use when something goes wrong. Don't think of it as extra income.

I'm here in WESTFIELD MA, not far away and your right, that price isn't bad at all!

I didn't read any of the replys to this post yet...however here are my thoughts.

A. Should I make a bid before the bank/realtor release a market price? Or is this a waste of time? - This isn't a waste of time, it's just an offer, they can take it or leave it. No skin off your back and you can put an offer on the house after it's listed if they don't give you the time of day beforehand.
B. Does it make a difference if I go through the listing agent or get my own agent to deal with him? Go through the listing agent that THEY are using. This will work to your advantage because the listing agent will "PULL" for you. She/he will get double the commission why wouldn't they pull for YOU instead of someone that is using another agent?
C. Do you think due to the fact that the house never passed final inspecton and was never finished I could get a better "price" for this house? -You can make a statement saying "Hey listen the house hasn't passed final inspection and I'm not asking you guys to pay for anything it doesn't pass. I will take it as is" Just something else to work for your advantage. Once it goes on the market. More than likely they will need to fix anything that doesn't pass. Unless they list as is.
D. When I decide to make an offer, what should I include? Comparables, pre-qualification from bank, etc? - Comparables won't do anything for you because this is such a unique situation. BUT YES..have a prequal and tell them you'll sign for it tomorrow!

Most tenants on craigslist fire off 20+ emails in rapid succession to landlords and often don't remember which property was yours when you respond. So, if you're going to use it, make sure you do your due diligence on tenant screening.

Also, the $20 may seem well worth it, but the tradeoff for cheap forms is that they're likely to err on the side of "applies to everyone" and have large gaps in coverage. A better (and even cheaper) alternative is to approach a seasoned landlord in your area and ask for a copy of their lease -- it's free and it will be 10+ pages long with lots of protection.

These forms are actually more intense then you think and it also comes with forms you wouldn't even THINK of...

How about you tell them your a lot older with a matter of factly attitude and then when the deal is done and you go your own ways you can say "OH and by the way...I'm only 22" ....or whatever. I love stickin' it to ignorant people. Just because they couldn't handle it at a young age doesn't mean you can't.

Keep in mind that in the 90's the newspaper was the way to go as far as advertising a rental property. Now, its the internet. Whether its craigslist (don't recommend) or your local newspapers website. No one reads the newspaper anymore.

Last month I put in an ad for a vehicle I was trying to sell it only cost me $20 to throw it in the classifieds of the town paper. Not only did I notice that it was the ONLY vehicle listed (use to be tons) but I didn't receive ONE call on it. Times have changed. Get your property all over the web!

When i bought my first multi family i went to STAPLES (office supply store) and bought a LAND LORD CD packet thing-a-ma-jig. It was very helpful and gave me the resources to do background checks. I think the packet was $20 (+/-) and the background checks where between $15-$20 a piece. But the CD also gave me any kind of form I could possibly need as well. It was very much worth my $20.00
