If I purchase 11 acres that is zoned FA, how do I get it rezoned in order to place Mobile Homes on the land?

I called planning and zoning earlier this week and they were lost and were not much help...

@Eric Schenck where are you stationed at? I am in the same boat as you. I have 10 years to go and I much rather get out and play in the real estate world however....I know for a fact that 10 years down the road I will see my peers and where they are at in their careers and get  be very disappointed...I am going to try and stick it out for the last 10 years and during that time buy houses along the way.

@Marcia Maynardyou have some great systems in place. The 15 properties that you have, are they all houses or an apartment complex? Do you do the rentals on the side, when you're not working a full time job?

How many of you are full time employees at your work, but do rental properties on the side? Can you share your systems that you have in place that have allowed you to be successful? How many rentals, returns, goals, or any other things you would like to share about your success.

I am in the Military and want to keep growing my rental business. Hopefully some of your ideas will help me out. I bounce around a lot so I must have systems to be successful. I am considering hiring a property manager and letting them handle it all...

@Walter Key I am to far in to qualify for the new retirement. I will get the 20 year retirement. I think that you are right, maxing out the TSP while trying to do the real estate thing would be awesome.

Well currently I invest in the ROTH IRA through USAA and I max that out at 11,000 a year (5500 for me, and 5500 for my wife). I am getting promoted this month to CPT and I will have about 1100 more extra dollars laying around. I was pondering putting that cash in the TSP, or saving it up for 12 months and then looking for another rental property to invest in.

The upside to the TSP is there are no headaches, you put your money in there and thats it. WIth Rentals, Im dealing with A/Cs, Maintenance, late tenants etc. What scares me is having properties in other states and I cant get to the tenants. I could let a property manager handle it, but Ive never went that route before. Just trying to see what you guys think....Thanks for all your replies.

I am in the Military and I have a ROTH IRA that I have through USAA. My superiors that have been in for over 20 years tell me I really need to do the TSP also...Any of you ever done the TSP?

Would you invest in the TSP or sink your money into Rental Properties?

I am trying to get rid of a home that I have and this Real Estate Agent does some sort of FSBO. Here is the email he sent me. Can someone tell me if this is a good deal, or does it seem like a scam or something.

Chance,

The way the process works is very simple. I would lease the home from you with the agreement that I purchase it in the near future. A lawyer would draw up the necessary paperwork and it would be recorded at the courthouse. I would market the home and look for a tenant buyer. The tenant buyer would move in with the agreement that they would lease the home until they can purchase it. I would be responsible for all maintenance and repairs.

I would pay your monthly payment directly to the bank and we would set the purchase price to match the loan balance whenever the tenant buyer obtains their new loan.

You may not be able to obtain another mortgage for another house until this one sells. That is why I asked you if you would be purchasing another home soon.

I have two homes in Fayetteville right now under this very same agreement.

@Victor Menasce it sounds like you have some sort of condos or apartment complex. I have two residential homes, I don't think a lock box would work here, or would it? I think I am going to incorporate some sort of process where she has to submit a work order. A normal rental company runs about 0800am to 0500pm each day Monday-Friday. You can't expect to send a text at night and have someone out there immediately….There is a process. I have to nail this down asap.
