Post: Property Management Database Needed!!!

I am on a quest to find a database (Access, SQL, etc.) or software package that will manage my 40+ properties. Some are leased out. Some were sold with owner financing and I hold the note. Some are lease option with a monthly note in addition to their monthly lease.

I am willing to pay for it if it is build. I'm willing to pay to develop it. I'm willing to share once I find it. Please, any one with information would be appreciated!

Jeff,

I have been scouring the internet looking for PM software! I would LOVE to test your software. Everything that I’ve ever used is completely NON user friendly. Please let me know if I can still test drive this software to see if it fills my needs. I recently started working for a company that has 40 single family homes and has no software system in place.
