Great story, and inspiring for the newbies such as myself! I'm a little timid about knocking on doors. Are people generally friendly? 

It's about support and trust. My SO has specific (and expensive) hobbies that I have always supported, and shown interest in. When I said I wanted to get started in real estate investing, he got excited about it too in part because it gave him a chance to support me in something. And he trusts me not to be a bonehead with our money. :)

Thanks for posting, @Jeff Arndt ! Good job! Your post made me excited about my never-ending duplex search again! :)

I also use GIS by day and have had these same thoughts. I don't know if technology has gotten to the point where they do not need to hire a professional, or if real estate agents and brokers simply don't realize the potential. Good question, I hope some RE professionals chime in.

Hi everyone! I am just starting out, right now I am thinking of buying a 2-4 unit MFR in DFW and living in one of the units so I can take advantage of the owner-occupied loan options.

The problem is, I am having trouble narrowing down the particular part of DFW I want to concentrate my search. Depending on who you talk to, there are about 6-7 million people in the Metroplex and growing. It's a sprawling urban area with tons of sub-markets to consider. Needless to say, it's pretty overwhelming. 

I know this is very region-specific, but what it basically boils down to is whether I should get a duplex in an area with a nice school district (N. Arlington/HEB), or a quad in an area that caters to college students (TCU in Ft Worth or Denton)? My main concerns with the first scenario is that the duplex will not generate the revenue to cover all expenses, and from what I can see quads are hard to come by. In the second scenario, I am worried about the kinds of reckless tenants a college town attracts, and it would mean a longer commute to work for me. 

Anyone been in this boat?

Thanks for the welcome! I'm super excited to get started. @Brandon Turner thanks for you contributions. Your site realestateinyourtwenties.com gave me the confidence to think I could really make a go of this. And you also introduced me to BiggerPockets! @Elizabeth Colegrove that's exactly what I want to do, but hopefully with small multifamily properties. I am absolutely susceptible to 'analysis paralysis' but I'll do my best to just go for it (but I'll probably read about 5000 more articles/books in the meantime :P). How difficult is it to manage property while maintaining a full-time job?

Hi everyone! My name is Chloe, I am a 23-year-old college grad working in demographics in the DFW area. I got interested in real estate investing about a year ago, started seriously reading articles about a month ago, and finally created a BP account today. I am a complete novice (hope to purchase my first property this summer), so I'll probably be asking a lot more questions than I answer for a while but I hope to be the answer-er one day! Any and all advice is appreciated!
