First, thank you all for the welcome!

Secondly, after all the speedbumps I hit and overcame in the process, I have a much better respect for the work a realtor does for you... Most of my complication arose from the little things (certain documents) that can hold up a closing...

Bottom line though, I now have a cash flow property!
