Thanks for your comment Theresa...future conditional offers pending inspection and "approval of other partners" of course. All part of practice/learning stages...of course.

Thanks for your great comment Jonathan. Very helpful. I did not mention that I have been studying RE for the last year + (the properties we analyzed are in our neighborhood, we know what's coming, no rehab needed and I did say that it was the FIRST step).

I know that real estate investing is a long game deal. At the same time, I think your points are valid. I did not want to make the starting post about me, I just wanted others to try out the calculator tool and go from spectator to action taker RE person.

So yesterday my partner and I finally analyzed two properties in our area - by leveraging the rental property calculator (what a tool). 

The first property was recently converted to multi-units so there was no rental history. The second property had rental history and the calculator exported that into the analysis. Amazing.

We reached out to the realtor and scheduled an apt to see the property. It was a little scary to take this first step but we were surprise to see how easy it was.

I can see us analyzing more deals and making offers sight unseen in the near future. Let the rental property buying process begin....

Moral of the story...take the first step, then the second step and the steps after that will get easier and easier...

My name is Cat and I am EXCITED to be here! I am a recovering expertise Monetization Strategist (digital content/products, books and programs)- got a corporate job while I figured things out and now that I realized Real Estate is my thing - will keep said job - while I get my first few deals under my belt and get my RE biz going. 

Excited to meet other amazing RE investors and happy to add my two cents/value to those needing to monetize their RE expertise online. 

I am ready to learn the NH real estate market - My partner and I want to do 2-3 flips to sell and then flip to rent and hold. My ultimate goal is to do small commercial RE - under 20-unit apt bldgs to self manage in NE. 

Would love to talk/meet other New England RE investors and would welcome any YT channel recos - been binge watching Biggerpockets, Dion Talk, April Crossley, and Lumberjack Landlord, already read Rich Dad Poor Dad, Millionaire Real Estate Investor, and currently listening to One Rental A a Time.
