My husband and I have been flipping for a few years now. Up until this point, we have only done full rehabs, but I am very interested in other strategies, such as wholetailing. How do you assess the ARV of a property when you are doing minimal work to get it back on the market? I assume a wholetailed property won't comp as much as a fully rehabbed house. How do you estimate ARVs for a wholetail?

@Stephen Morales I am learning more and more that wholetail is a good strategy to use. To date, we have only rehabbed properties "to the nines", but I feel that by doing this, we are missing out on a lot of opportunities where the numbers wouldn't work for a full rehab, but could work as a wholetail. We will just need a better understanding of the ARVs when you don't do the full rehab. This is such good info - thank you!

@Stephen Morales agreed! We've been flipping for a few years now, and for the most part, it has been profitable for us, but you definitely need a good spread because so much can stand between you and your profit margin. We are ready to move into wholesaling !

@Drago Stanimirovic thank you!! We are just starting to get into wholesaling after flipping for the last 3 years. It's good to get feedback that wholesaling is less stressful, but are a bit overwhelmed on where to start! But I'll be creating a separate post about that. 😁

For those of you who have done both wholesaling AND flipping, which do you find to be more stressful?  Certainly both businesses come with their own stressors, but which do you find to be more stressful, and why?

How does everyone feel about flipping a house with an in-ground pool?  The pool itself needs some work.  We would fix up the pool and fill it prior to putting the house on the market.  My question is, will an in-ground pool make it more difficult to sell a house?  Is it a selling point that may attract more buyers?  We've never flipped a house with an in-ground pool, so any input would be appreciated!

We have tenants who we inherited from the purchase of a rental property earlier this year.  We would be fine with them staying, but their unit is in serious need of TLC, and we would like to repair what needs to be repaired.  There are things that need to be done that we simply can't do with them living there.  They are in a year-long lease which ends 7/31.  We are considering asking them to move out for a couple of months at the end of their lease so that we can rehab the unit, then have them move back in this fall once we are finished.

How far in advance of the end of their lease do we need to let them know this?  This is not an eviction, as we simply wouldn't renew their current lease. 

I'm also not sure if us rehabbing their unit and having them come back to start a new lease in fall would add another layer of complexity.   Any helpful advice would be appreciated!

Hey, all!  Who is getting good response rates from sellers by sending out mailers?  We haven't done much with them yet, but I hear from some seasoned investors that they work great, and I hear from others that they are a waste of money.  Any input would be great!
