We have 18 doors. Wondering what systems/programs everyone uses? For tenant info, and expenses?

Sometimes we use an agent sometimes we don't! It also helps your offer in a competitive  market, the seller nets 3% more. We used to take that off our asking price but we are in a competitive market so we just make sure the seller & LA knows we are representing ourselves.

@Cathy Horner -Are you having issues filling them?

We use AirBNB, VRBO, Craiglist and Facebook and stay full.  I think the issue to scaling is how to keep them maintained and professionally cleaned because the repairs need to happen immediately, and the cleaning needs to happen in a short window of time, on specific days (no matter what).  The more you own, the harder this gets to handle without companies dedicated to this line of work.

Thank you! I have a few slow months just trying to be creative so I can keep them full.

Yes in Oregon! Willamette valley. Ours is more corporate verses vacation. I like that in and out.

Great idea! Thank you

Agree! My husband is handy but also works FT.

How do you go about finding a handyman? Should they be licensed if working on your rental property?

What success have you had, looking for ideas?

We have 4 Airbnb's. Trying to think of creative ways to advertise and scale them. Does anyone use Homeaway or Vrbo? Love to hear your ideas! Also started and IG page for them but not sure who or my target? Looking for ideas!

Post: Friends with Tenants on Facebook?

I live in a small town. Some of my tenants are FB friends. I can be friendly but they also know that real estate is my business and I treat it as such. One of my tenants put on FB that she is looking for a house a year ago and again when she made an offer. Which gave me time to plan. I have found out a lot of info via social media. I also do a lot of my rental business through Facebook, a lot of people tag me looking for rentals, Airbnb, and such. In my situation it works out great. I also screen, screen, screen my tenants before I rent. I love it.
