I think Granite is a step up.

I worked for a builder and another option that you might not be aware of is Cambria (I hope I am right here and that Cambria is not a name brand of Corian).

It looks just like Granite, but it doesn't scratch like Granite and Corian.

It is also cheaper then granite. Unless you are in an upscale neighborhood any hard countertop will win the eyes of buyers...imho...

Most improvements can only add value. As someone mentioned above, adding a swimming pool may not add much value to a home. Some people will add lavish ponds, fountains or spend a bunch on landscaping, etc. As long as the yard looks nice (trimmed) and clean there is no need to spend extra money on these type of things when you are going to sell.

If the house is old and is wood - adding siding can make it look tremendously better and raise the value significantly.

Do you have any ideas that you are concerned about? I would be glad to give you my opinion :D

Go to www.firstpreston.com That is the HUD website. It should give you all the forms you need and directions for filling them out. It also has a phone number listed so you can call if you have questions. I think most of it is pretty self explainatory.

If you are looking to be able to list your home at a higher price (but not way off the markets price), a few things you can do that make a difference without spending thousands of dollars are:

Fresh paint (in and out)
New Carpet, flooring (tile, wood laminate, etc.)
New Fixtures (ceiling fans, lights, kitchen and bathroom fixtures).
New Blinds or window treatments.
Paint Kitchen Cabinets - or buy new.
New Appliances

Little things like this can make a big difference, especially in an older home.

Depending how bad you want out, I would suggest listing it with a Realtr. At least you might be able to break even, or perhaps raise the price of the home and cover closing costs for the buyer...

Are you a Realtor? If you are, then you have to follow all of your state's laws regarding mail pieces. (List your company name, phone, and put a disclaimer on it somewhere that says you are not intending to solicit a home that is currently listed with another realtor).

If your not a Realtor, don't worry about it. You will get a lot of people who call and complain about getting mail, I have received several calls like this one. They can't do anything about it. Just keep doing what you are doing.

Buy an automatic paint sprayer for next project!! :shock: :shock:

I spent the weekend painting and woke up this morning with my hands and fingers swollen and hard to move...still swollen right now.. :roll: :roll:

Still around $2.90 in Tennessee!

Europe has always had high gasoline prices, but they have also have nice subs/trams, etc in the bigger cities to get around. America still being "young" doesn't have that, except in NY and other big cities. Most cities don't have bike lanes, and most cities were not developed to have "bikers" as the primary source of getting around. I would love to have it though...I could use the exercise!!

I read recently that "scooters" were beginning to sell..they get about 60-70 miles per gallon.... :shock:

Thanks for the response. Yes, the tile is in great condition. The only tile that is cracked is the tile in the bathrooms (not horrible). Have you ever painted over tile before? What type of paint did you use for it (as in the bathroom area - floor and tiles around tub)?
