Diversified Investors Group – Philadelphia Commercial Sub Group

Tuesday, February 2, 2016, 6:30 PM to 8:30 PM

Speaker: Alan Nochumson Esq. from Nochumson P.C., 123 South Broad Street, Suite 1600, Philadelphia, PA 19109

Discussion: Land Use & Zoning
Zoning & Citizen Involvement. Learn about the elements in the code that help preserve neighborhood character and the procedures for input by civic organizations on proposed development. A small group exercise will help you gain an appreciation for other points of view, an important perspective for real estate professionals and investors to understand the perspective of neighborhood leaders.
The Zoning Code. Understand the reasons why zoning has evolved as an important tool of planning. Zoning regulates land uses and the type, size, and height of buildings. An overview of the zoning code will help you understand what zoning regulates, as well as what it does not. Real projects will be used to demonstrate three methods of zoning “relief”: variances, special exceptions, and zoning remapping. Gain a better understanding of how to navigate the code from an Investors’ perspective– what the steps are to learn what can be built on a lot and what approvals a project needs.

Motivated sellers: brixsy helps you efficiently locate them through our property profiles, all off-market. We unlock information not available to the general public via a clean, simple overview. This data includes factors such as code violations, tenant troubles, divorce, and non-liened debt overload.

That information is assembled and presented in a snapshot which indicates if a seller is motivated, allowing you to get there first and save your time so you can move on to finding more deals. Brixsy gives you everything you need to know to make an informed decision, structure an offer, and know what debts exist before you buy.

The meetings are intended to improve dialogue between government agencies, local residents, businesses and neighborhood developers. As well as provide opportunity to network and connect with one another helping all types of area business professionals meet other professionals to exchange information to assist in growing their businesses. Setting up an LLC for real estate investing: Sarah Holmes, Esq.

It is important for any real estate investor to know that incorporating your business is one of the best ways to protect yourself from personal liability. That said, there are many opinions about what structure to set up, when to create one, and so on. As asset protection is a topic that is best explained by a real estate attorney or accountant, we’ve compiled some important articles; we’ve also put together a series of discussions that will help you make an informed decision as to what entity (corporation, llc, llp) to choose for your real estate investing business.

Topics that she will cover will include, asset liability protection, business structures, tax benefits, how to set up your entity, how to build your company’s credit, and more.
