@Linda S. Hey Linda, I totally agree that being lied to is so aggravating! My opinion on tenants being untruthful is that if they are lying in the application process, they probably will try to be sneaky or deceitful when they become your tenants also. I just don't agree with that kind of thing.

For anyone and everyone who is a landlord, is there something that just pushes you over the edge? Some tenants are absolutely amazing, but we all know that isn't the case all the time. Tenants usually find a way to push just the right buttons. I want to know what the things are that aggravate you most as a landlord.

Some things I can think of are:

- rent not being paid on time
- maintenance fixes (AC went out, dishwasher stopped working, etc.)
- providing notices for eviction

Whatever it may be, I want to hear it.

And thank you to everyone who shares with me. I know being a landlord is no easy task but can be rewarding also.

@Nick G. @Will Barnard Thank you guys very much! I appreciate the responses, and it's awesome to hear that that information can be shared. I should have thought about landlord references and sharing their information that way - always a great way to check on tenants, I agree!

Hey all, 

I've had this question in the back of my mind for a while. Many landlords say they wish they could share how awful/bad their tenants were for various reasons (not paying on time, trashing the place, leaving without notice, etc.)

Is it legal or illegal for landlords to share information of their tenants? And I'm just talking about first and last name basis here... no sharing S.S. numbers or anything like that. 

I looked into and read the Landlord Tenant Act for Arizona and didn't find anything about sharing that info or privacy. I'm not sure if I missed it or it isn't there. 

Would love some help on this. Thanks!

Hey all, 

I've had a question gnawing at me for a while. As a landlord, are you at liberty to share with other people the names of your tenants and the horrible things they did to your rental? 

I've tried looking through the Landlord Tenant Act to find anything on privacy that would prevent sharing that information. No luck, but then again I might not be looking hard enough. 

I understand that the Landlord Tenant Act for Arizona is probably different than other states - just want to ask before I open my mouth and say something I'm not supposed to.

@Ralph R. @Stone Jin @Jason D. Thank you guys for the input! 

As it turns out, I contacted the agent to see if the seller would accept an FHA loan and she told me it was already under contract and in escrow (wish they would change it on the MLS...). I do agree with all of you that the rents needed to be way higher - the area was fair, but not so great that people would be able to pay $1000 in rent.

Thank you Ralph, it was interesting to read your comments about the cap rate and the comps when it comes to a four plex or anything less. 

Back to searching I go!

@Liwen Gu It's not a huge increase, I know. $2800 (or $2100 when we occupy one of the units) is still better than what is there now. 

The cap rate worries me. Some investors take the cap rate into serious consideration and some don't. I want to know if it's worthwhile to be interested in the property, just because of that. The rest I can deal with.
