Hi Jonathan, 

A couple more quick ideas: 

-Staging can make a huge difference.  Ask your Realtor to help you collect a couple bids.  I would also put a post on Nextdoor.com to see if there are any local stagers in the area looking to grow their business to get bid as competitive as possible.  After staging, you will need to get the photography completed again.  

- The interior of the house looks nice, but in the first couple shots the grass on the hill doesn't look so great-- distracting to the eye.   I'd ask your photographer to crop that out / edit appropriately. 

- Do a small price drop, nothing drastic, to refresh the MLS and show buyers you are serious about selling.

As a follow up, I would be curious to hear from those who have depreciated real property within their holds.  I.e. Furniture - x years, Fridge/Freezer - x years, washer/dryer - x years, etc.  Do you use a 5 year schedule?  10 year?

Hello all, 

Basic questions for all your depreciation ninjas out there.  

Suppose I have 4-plex, I have held for 4 years.  Is there a deprecation method utilized where the life of the building decreases with time (i.e. Year 1 Hold - 27.5, Year 2 - 26.5,  Year 3 - 25.5, etc.)?  

I'm pretty sure only the same amount is deprecated every year, but would sure like it if my depreciable expense would increase as the 'life' of my asset decreased.

Hello BP Community, 

I'm in search for a scheduling tool for one of my real estate related businesses. 

I manage a team of remote, independent contractors. By law, independent contractors retain control over their schedule and number of hours worked. I provide work for them to do, tell them on what days it needs to be completed, and how many hours or lump sum I am willing to pay them for in order to complete the task, but I can't dictate when they work.

SO... I'm looking for some type of online scheduling software where my IC can accept work orders.  I think this could be very applicable to anyone in the short-term hold / flip business. 

Has anyone utilized such a software before?  Reviews?

Of course negotiable, but we are looking for a 5-7 year balloon, payment amortized on a 30 year schedule, interest rate negotiable. 

We would like to put 10% down.

Hello all, 

Writing to gauge financing interest level on an investment deal my partner and I are looking at.  It is a small resort property (3 cabins and a retail component) in a very popular vacation destination in my home State, Minnesota.  

We are looking for an investor to buy the property and sell back to us on a contract for deed/land contract. Purchase price would be around $280K.  

My partner (husband) and I, have investment experience, project management/development experience, small business management and resort operations experience.  As we own several investment properties already and are small business owners, we are having a difficult time getting this one financed independently.
