Hello. NYS. Inherited Tenant is required to pay for garbage in thier lease.

Their lease is up and has been terminated for the end of this month.

What can I do about garbage that they are piling outside in bags behind my house? I have already told them to remove it but these are problem tenants. They stopped paying garbage last month.

Should I just take care of it, is there a way I can charge them for it? If report it will it to city will it just fall back on me as landlord?

I plan to take them to small claims court, so I assume I could add that to it.

You can evict for illegal uses of property and endangerment of other tenants. Check the video I posted from an Albany, NY attorney.

Need some advice. Obviously a lawyer is my best bet, but until he replies id love to have some thoughts.

i bought a home, came with tenants, inspector said stairs to the basement werent safe and to remove them asap. He suggested i lock the door for now until spring when I can remove the door and seal up the wall.

tenants had option to sign new lease, new lease had clause they couldnt go into the basement as i was removing stairs.

Tenants refused to sign. 

I terminated thier month to month lease which now ends feb 28th. Im in NYS eviction Moratorium until may 2021. They said they wont be paying me rent.

Lawyer advised to not file any more notices in hopes they leave.

What can I do about these dangerous steps to the basement understanding i now have absolutley no revenue? 

Cant change locks legally--or can I if I notify them? The lease has no info about them even being able to use the basement, but they constantly use it including for smoking and for the washer and dryer.

They use my washer and dryer, in fact the lease they signed says they must provide thier own but this one is mine as I bought it with the property.

The washer is also broken, and leaks all over the floor. The lease they signed from previous owner says the landlord has no obligation to service the washer/dryer.

Tenants are taking over my brand new home, feels like they own the place. What can I do here legally? Anything?  Wait it out?

I should clarify--the Covid problem isn't by choice, I realized I didn't put this in my initial post.  NYS has a ban on evictions right now until May 2021.  It can still be possible but is actually more expensive than normal. I am checking in with a lawyer near me who has success and see.
That's mainly why I was curious about cash for keys, it may be my only option.

Good afternoon, needing some advice.  I recently bought a home with a tenant who was willing to sign and pay a new lease--she was month to month with her prior landlord, but after she set a time she kept saying she could come 30min later, and finally stopped responding and did not show up.

So, I am looking to see if i can get her to leave the unit. I want to avoid eviction as 1. Covid, and 2, to keep things on good terms esp since its near the holidays.

I have seen feedback on cash for keys. How is that working during covid? How much would you offer?

Somethings to note, prior landlord was her relatives, she put down no security deposit and was paying 525 a month.  My rent was to put it up to 750, but was offering her things like free wifi. Etc to offset cost.

At this point though, i would rather her leave. Its my first home, closed 11 days ago, and the home just happened to be a duplex so originally I wasnt planning to be a landlord. I appreciate all advice given, save face that I shouldnt have carried through with the offer with her in it. Learned my lesson there!
