If you have a property in florida and (for example) you live in California.. How do you go about taking care of the property? How do you show the property to other possible tenants if it becomes vacant? and so on -- WITHOUT the use of property management, or is that the only option? Thanks. Loving this forum

How do you figure out the rehab costs very quickly? Does anyone have a Go to website/go to company? "Property is for 59k (didn't make offer yet) Large 3 family 3 bedrooms Double parlors Needs complete rehab" Newbie*

Anthony Thompson Hey thanks for the quick reply! It's nice to know someone is close. I have never heard of the meetings you shared but will look into them. Im also 20 years old but have a strong urge to become (instead of successful) experienced in the real estate investing world. I know young is the best time to invest Because I have time on my side- I'd love to know how it all works start to finish. I've read, listened to, wrote notes about a lot of things and now it's time to apply the information but I'm a visual learner -- Somehow I wish I could shadow a legit deal, from start to finish - --from first email/call to the last signature needed to close -- Therefore I know exactly how it works. If you have free time and this isn't to trouble some; How exactly did your first deal go? Thanks, Anthony!

Hey guys, I feel as though people on here are experienced and know the deal when it comes to real estate investing. Im tired of the "that's not possible" or the "Josh what? Did you make that up?" or the "you need 20% of house down and then approved for loan" from people who are stuck and don't think outside the box. I feel you guys know where I come from when I say I want to do what I want when I want and achieve that through real estate. Anyways, I'm 20 years old, good amount saved up (that I won't use) and looking to dive into this real estate investing lifestyle. I've been making offers and atleast sounding good on how it comes out and how I deliver it - but I would still appreciate a step by step list on First you should___ Then___ If this doesn't work then do this ____ I want to beat Anyone's offer and make the seller come to me. Any tips for acquiring the seller and to make a killing in this business would be great. Thanks... Josh
