@Greg H.  Great to look at from the seller's perspective.  

I had one of the tenants find my phone number and call me to tell me she has a 2 year lease.  I asked her to email her lease agreement to me.  But she has not emailed that to me (I can't tell if that is bogus until I see it from her or the seller).    I have asked for copies of each tenants lease agreement for a week now.  Will have to extend due diligence so buyer has time to review them.

@Account Closed Good call.  What if both decide to stay after the increase?  

This is a new investor and is looking to me for a lot of answers to questions.  And your responses have given me a lot of great questions to ask her so that she may uncover her own answers.  My goal is to make sure this transaction goes as smoothly as possible for the buyer.

 I live in the area. Great schools, so when things go on the market, they leave very quickly.  Powder Springs is moving like crazy right now.

I have a buyer looking to purchase a duplex that has tenants already. She's an FHA home buyer so, she'll need to occupy one of the units. The tenants are on a month to month lease. Her big question...who to tell they have to go. What are the steps she needs to take? It's hard to give advice when it's situational. Should she give both tenants notice and start with new tenants on her own terms?

YES!  I too also think my personal property is "zestimated" too high.  Which I'm ok with but I would also be ticked if I knew that Zillow was estimating my house thousands of dollars less and those buyers not looking at real comparable market analysis.  It's a pro for some and a HUGE con for those with houses worth far more than what they heard on the internet.
