I think the answer to this depends on the amount of capital you will be able to put into the deal initially. If you are buying a primary, you can do 3-5% out of pocket if you buy existing. Building will require more capital upfront.

What Russell said, house hack your way to the next property. In Northern VA I think new construction townhomes are a great option with 3-5 bedrooms.

Investment Info:

Office Space commercial investment investment.

Purchase price: $1,650,000
Cash invested: $139,000

Alexandria, VA commercial office building. 3 office tenants, fully leased upon purchase. Was able to negotiate seller financing of $1,500,000 @6% Interest on a 5 year balloon. Interest payments of $7,500/month. WE are cash flowing in current state ~$1,500/month after we renewed 2 of the 3 tenants on long term leases during due diligence. We will take over the top floor unit February 2025 as our company office space and get paid to reside there. Amazing purchase for our portfolio.

How did you find this deal and how did you negotiate it?

Off Market through a broker.

How did you finance this deal?

Seller Financing 93% of deal, brought 7% cash at settlement.

How did you add value to the deal?

Increased rents during due diligence, negotiated longer term leases during due diligence, will occupy the space and pay market rents on top floor starting February 2025
