Looking for some insight from a lender. I want to use a USDA home loan. My husband and I own a duplex and a SFH. I've seen that it's meant for first time home buyers but there are some exceptions like if your current home is more than 50 miles from your work. My husband has an army deployment coming up and I want to move home and live in a USDA property. I have a job on standby and can get a note of employment. Will I be able to qualify for a USDA home loan?

@Colleen F. We live by a military base so there are a lot of single servicemen in the area which is what Im relying on moving forward. I think furnishing common area and washer dryer will work and leaving the bedrooms empty. I assume people prefer their own bedroom stuff but that might just be a projection of my preference. Thanks for your help!

My husband and I are about to close on a duplex that were going to house hack in. The rent from the other unit isnt quite enough to cover the mortgage but I think there is potential to use that unit to rent by the room. Are there any laws or things to watch out for when using this rental strategy? I haven't found anything against it, my sister rents by room in a college town. Also any tips that help when renting by the room (where to post the listings, furnished vs unfurnished, etc)  would be greatly appreciated!

I just moved to El Paso with my husbands job in the army and I am looking for ideas for a new job in real estate that are entry level but will help me learn more about the industry. I have been working in sales for the last three years and have a bachelors in Public Relations. I am most interested in starting out in BRRRR investing within the next few years. I would appreciate any suggestions.

My husband and I just found a duplex that we are ready to make an offer on. We are using his VA loan so wont have any cash in it. The rental side will cover the mortgage and the property will cash flow once we leave. Ive also checked on the property taxes. Are there any other expenses that I need to consider?

Do you need to take proof of funds to get in to the auction? I am planning to go to an auction just to see what is like, I dont plan on bidding on anything.
