Hey everyone! Thanks for the warm welcome. I've always been active in industries that I have a passion about, RE is no different! I have been actively pursuing RE and do all sorts of real estate from buy fix sells to lease options and everything in between. I'm an active member of several forums and hope to network with other investors as well as provide some good opportunities for people to make money. Currently, I invest part-time, while going to school studying business economics (1.5 months until I am completely done), and managing my other business in the automotive industry. When I finish school I hope to do this full-time. Real estate is one of the few places where you can help people and make a good income besides a doctor or attorney... and you don't have to go to school until your 30 LOL!

Investing at a distance is more efficient if you have a good power team in place that does a good job. The key in real estate is really knowing people because it is a people business and building a team can take you places (and make your life a lot less stressful).

I would suggest an excel spreadsheet to make evaluating properties easier.

1) what condition is the SFR currently in? Maintenance I include landscaping, roof, issues that spring up during the year. 10% is good, also I save a portion of the income for a reserve to fix anything that occurs during the year.

2) Depending on the property management company/manager. Typically 10%. I would research the property manager before going with them. Some are worth the 10%, some are really awesome and can be worth more. If you are close to the property you can also do some managing yourself. Check with the prop. manager to see what they offer. Usually I get referrals from several other investors or real estate professionals in the area. They do whatever you pay them to do, they do work for you after all! Do Due diligence!

3) Maybe consider advertising expenses when trying to get a tenant in.

I would rather have floors that are easy to clean and that are durable. Some carpet is (depends) but linoleum can be wiped down cheaply.

Hey guys,

My name is Justin... I like long walks on the beach, puppies, and... real estate investing :wink: LOL. Seriously though, I primarily deal with cash flow properties (hence my screen name) throughout the country. Primarily focused in Indiana and Texas currently. I hope to network with other investors on this site, share knowledge, and provide some opportunities to make money for other investors. I really enjoy real estate investing and helping people in the process... not too many professions are fun and rewarding. Hope everyone is doing well (even with these crazy fires here in SoCal!) and hope to learn some new things. :superman: 8)

people love talking about themselves and things that relate to them. Focusing on commonality and how a deal will benefit them always helps. Keep it focused on their potential benefits and the "feelings" that are attached to making money

can anyone recommend an established, networked, regular meeting REI club in South OC that they have personal experience with?
